PVI Lenox Village, LLC 68 Main St., Map 43 Parcel 196 (Village Center) installation of sections of new roof to repair damage by ice dams.

Making the presentation was Drew Davis.  He provided a sample of the shingle selected for the roof that was identified as “CertainTeed Landmark Cobblestone Grey”.  There will be no structural changes to the building.  Mr. Davis told the Commissioners that even though the color chosen for the shingle is a close match to the existing, there will be apparent color variations.   Discussion ensued and the consensus of the Commissioners was that the affect would result in a checker board pattern which would not be aesthetically pleasing to the eye.  

CC made a motion to approve the request for a new roof for the property at 68 Main St. and ES seconded the motion.  The Commission voted to agree 3-0.

Mr. Davis requested that in addition to the Certificate of Applicability the HDC provide to him a letter stating that the Commission prefers the roof to be uniform, and not patched so that he could submit to his insurance company.  (This letter was sent via email to Mr. Davis on October 5, 2011.)

ES disclosed that she is a member of the Board of Trustees of the Church, but due to the fact that that her participation is needed to have a quorum for this hearing, the Rule of Necessity was invoked.

Presenting the application were Courtney Gilardi and Lynn Sutton.  The Church has established a pre-school, but their insurance provider requires a fence for security of the children.  The fence proposed is “see thru” and made of black wire.  The placement of the fence will be in the rear of the Chapel and is approximately 230 linear feet.  It cannot be seen from the road, but is visible from the back of Lilac Park.  If for some reason, the pre-school ceases to exist, the fence will be removed.

SS stated that recently the Lenox Garden Club expressed their opposition to the considered placement of a gazebo in Lilac Park; therefore he asked if they had been consulted.  Ms. Sutton, who is also Chairman of the Village Improvement Committee, will be working with the Lenox Garden Club with improvements in the parks in the town and feels that the Lenox Garden Club would like to see this fence upgraded if preschool is successful.

Discussion ensued and the Commission asked that the applicants consider upgrading one step up from the proposed fencing.  

ES made a motion to accept the upgraded, temporary, fencing for one year, and at that time to re-evaluate.  At the end of the one year period, if it is deemed that the school will not succeed, the school will remove the fence and the ground will be restored.  CC seconded the motion, and the Commission voted to agree 3-0.

CC made a motion to approve the minutes of September 21, 2011 and ES seconded the motion.  The Commission voted to agree 3-0.

ES made a motion to adjourn at 6:15 pm and CC seconded the motion.  The Commission voted to adjourn 3-0.
